When Construction is Mission Critical

We provide strategy, advisory and program management services related to modular, prefabricated and off-site construction. Our team of experts works with manufacturers, consumers, and designers of building products to help launch and develop Industrialized Construction Programs.

01

Market Research

Modly provides Industrialized Construction market research for owners, contractors and manufacturers.

Market conditions and product availability vary widely from region to region and owners rely on our decades of experience and industry relationships to help them navigate the best way forward in IC.

In many cases, a critical factor in the success of IC programs is the diversity of systems used.

Successful efforts commonly use multiple systems in combination rather than a single product or modality.  The higher the overall proportion of IC content, the greater likelihood of project success.

Modly helps owners understand which products work for them and the strategies that enable the successful execution of IC over the long term.

02

Feasibility Analysis

IC is an investment. We know first-hand that this approach asks a lot.

Feasibility Analysis helps owners see the potentials and pitfalls of Industrialized Construction before they launch a program.

This provides our customers an invaluable framework that they can use to understand which building products work out and which ones wash out.

03

IC Program Management

IC Programs deliver long term results that outperform the status quo in the cost, quality and speed of construction.

We believe this comes from incorporating Industrialized Construction best practices, an exceptional level of design and a Program Based Approach for owners that are serial builders.

We look at five factors that have the biggest influence on IC Program success:

  • Volume

  • Pipeline

  • Repeatability

  • Optimization

  • Design.

A balanced capability in each of these areas provides a good indicator of a programs success potential.

Our Program Management services help owners fill in the gaps in these areas that traditional AEC service providers do not cover.

04

IC Product Development

Industrialized Product Development is a new field that merges the best aspects of construction and manufacturing in order to bring standardized construction products to market.

Product development efforts are uniquely demanding as they require rapid, iterative cycles and a high level of responsiveness to production feedback as new versions of products are launched.

Our customers have relied on our deep experience developing IC products and our extensive network of industry relationships to deliver product development cycles on time and within cost parameters.

We have a 15 year track record of delivered IC projects that spans continents and systems.  From 25 foot CLT panels in Vilnius, Lithuania to volumetric steel modules in Reno, Nevada, chances are we've either worked on it or are good friends with someone who has.

We are passionate about the way Product Development has changed the way we think about and deliver building projects.  We've seen it deliver results for owners and an enduring sense of satisfaction for us and our collaborators.  We will never go back.

05

Prototyping

Prototyping is when the magic happens. But there be dragons.

To get the right payoffs in IC prototyping, the Design, Production and Construction teams have to iterate together, in flow as a unit.  This is what our manufacturing friends sometimes call simultaneous engineering.  The faster and more accurately you do it, the lower your final cost of prototype.

We understand this process and how important the prototype effort is for the customer. Whether you need an entire team assembled from scratch or are looking to fill a role on an existing effort, we know how to get your prototype delivered and your product ready for launch.

06

Integration Services

Merging the Industrialized Construction product and the Building Construction project means having expertise in both and an ability to quickly align the IC team with ongoing construction operations and the Virtual Design and Construction effort.

Coordinating this activity efficiently and accurately across a multi-disciplinary team is essential to a successful integration effort.

We call this process the Site Adapt.  It's where the IC product has to bridge standardization with the specific requirements of the site project, and it has to be done on schedule and budget, every time.

The integration process is complex, critical and time constrained.  This is not a place to learn on the job.  We have decades of experience in working on construction projects with complex assemblies, high performance requirements and large, multi-disciplinary teams.  It is one of the most challenging aspects of our work and one of the most rewarding.

07

Production Support

The plant production effort places unique demands on the design team, particularly early on as the product is launched.  The support process means first having a coordinated set of production resources for the fabrication team to use. It also means a rapid response capability that ensures production has the information it needs to successfully hit its targets.

We've supported wide array of production efforts in both vertically integrated and distributed manufacturing. Our relationships with our partners in operations are enduring and valuable, and we are proud to have earned the trust and confidence of our production colleagues.

08

Field Support

Getting the right information out to the construction team in the field can make all of the difference.  The interface between product and field isn't just the key to a profitable project today, it is also the basis for the continuous improvement efforts that ensure your success tomorrow.

There are no shortages of sand traps out in the field and we've had to navigate a few ourselves.

Planning, controls, communication, data- this is our toolbox for the field support effort.  Our integrated approach to project management helps the field operator first see the big picture through the fog of field operations. We track field issues transparently and with the full attention of the design team to quickly isolate and resolve field issues as they arise.
